NEW Masterplanning was appointed by Bristol City Council, the HCA and Knightstone Housing to complete a masterplanning appraisal of the former Bedminster College site, Marksbury Road, south Bristol. The site occupies an important ‘gateway’ position to Knowle West where it is critical for the overall quality of place created to set an exemplary benchmark for future development in and provide a clear signal of regeneration and change.

The masterplanning process incorporated detailed site analysis and review, including an assessment to determine the re-use and refurbishment potential of existing buildings on site. It explored how a new 420 pupil place primary school, health centre facility, community, employment and residential uses could be delivered and suitable access arrangements provided to unlock wider regeneration areas to the rear of the site.

The process established a flexible masterplan which allowed delivery partners to complete more detailed investigations to determine the best delivery option for the school, whilst establishing agreement on the layout and key principles of the overall site. A detailed design concept was developed for the public realm.

We were subsequently retained by HCA to secure an outline planning permission in accordance with the site masterplan and are currently providing design advice for  the new school, the health centre facility and public realm enhancements. The work will inform the ongoing process to secure a development partner for the remainder of the site.
